Kot in Brussels: what are the obligations in terms of energy?

Considered a studio, the kot is subject to the regulations on the energy performance of buildings (PEB). It must therefore have a PEB certificate, drawn up by an expert, with a rating ranging from A (very economical) to G (very energy-intensive).

In addition, landlords are legally obliged to respect certain rules regarding energy, health and safety. The Regional Housing Department of the Brussels-Capital Region carries out checks to ensure that these rules are respected.

What are the obligations for the owner of the kot?

  • Electrical installation in compliance with standards.
  • A connection to the water system (hot and cold).
  • A suitable heating system.
  • No damp problems (rainwater infiltration, rising damp, condensation).
  • The presence of natural light sources.
  • Smoke detectors that are positioned properly and in working order and, where appropriate, an evacuation plan that meets the latest requirements.

  • Which type of heating is used?
  • Are radiators equipped with thermostatic valves? If so, are they working properly?
  • Is there a room thermostat? If so, is it located in the coldest room?

Window frames

  • Is the accommodation fitted with double glazing?
  • What condition are the frames in?
  • Are there risks of leaks?
